I’m happy to announce that the 4th edition of the “Guide to Furnished and Seasonal Rentals” comes out today!
Written for a wide audience, this guide is perfect for landlords who would like to rent out a furnished property throughout the year or just for a few weeks a year. It explains all the important legal regulations to know, practical advice to rent out a property (choice of accommodation, the furniture and services to provide, the administrative procedures to carry out, etc.) as well as the tax advantages of a furnished rental.
On the program for the new edition are the recent legal and tax changes, including:
- The ALUR law and its various implementation decrees: the list of obligatory furniture and appliances in a furnished rental, rent controls, models of rental contracts and standard inventory documents, a broader “technical diagnosis” file, etc.
- The tax and prior authorization systems for renting a property: the famous “rental permit”.
- The law for a digital republic that strengthened the legal declaration obligations for landlords of short-term rentals and enforced new obligations for intermediary professionals (real estate agents and digital platforms), as well as the application decree that allowed the City of Paris to introduce registration numbers that should be featured on all advertisements for furnished rentals for tourists from the 1st December.
- The social security financing act for 2017 that forces landlords earning over income of over 23,000€ annually, through repeatedly renting out a furnished property to short-terms clients not taking up residence, to sign up to the Independent Workers System (RSI).
